For Booking of a Residential Plot in "Madhuvan Vatika" Developed by SBL Real Estate

These General Terms & Conditions ("Terms") govern the booking of a residential plot ("Plot") in the project "Madhuvan Vatika" situated at Chirawa - Mandrella Road, Rajasthan, developed by SBL Real Estate (the "Project Developer").

  1. The intending Applicant(s) has applied for allotment of a Plot in “Madhuvan Vatika” ...
  2. After the completion certificate is granted, the Company shall confirm the area of the Plot ...
  3. The Applicant is fully satisfied with the title of the land and agrees to abide by all permissions ...
  4. The Applicant shall inspect the site personally before booking the Plot ...
  5. The Applicant shall only be entitled to possession upon clearance of all dues and execution of conveyance deed ...
  6. The Applicant undertakes to comply with all applicable laws
  7. Loans may be availed by the Applicant but delay in loan processing shall not justify delayed payment ...
  8. Upon allotment, the Applicant shall pay the total price for the Plot as per the Payment Plan ...
  9. The Total Price includes the Booking Amount already paid ...
  10. All retrospective and prospective taxes, charges, or levies shall be borne by the Applicant ...
  11. The Total Consideration includes the land price and other charges as described by the Company ...
  12. The Total Price is escalation free except for statutory increases imposed by authorities ...
  13. Default in payment shall attract interest at MCLR + 2%, payable until cleared ...
  14. Possession shall be offered subject to completion certificate and fulfillment of all obligations ...
  15. The Company may terminate allotment in case of violation of Anti-Money Laundering laws ...
  16. The Plot shall be used strictly for residential purposes only ...
  17. The Applicant shall be entitled only to the area of the Plot and use of common areas as per norms ...
  18. The Company may create a charge on the Project land for financing purposes ...
  19. All payments must be made through approved banking modes to “SBL REAL ESTATE COLLECTION ACCOUNT” ...
  20. Allotment is valid only after clearance of payments ...
  21. Payments must be made from the Applicant’s own account; third-party payments require written NOC ...
  22. If allotment is cancelled, the Applicant ceases to have any claim over the Plot or the Company ...
  23. In case of contradiction, the detailed Sale Agreement shall prevail ...
  24. Refunds, if any, shall be made within 90 days, after deducting applicable taxes ...
  25. Transfer or assignment of rights before conveyance deed is prohibited without Company consent ...
  26. The last plot in a row shall not be treated as a corner plot ...
  27. No direct access to green or agricultural belt from adjoining plots is permitted ...
  28. Force Majeure: The Company shall not be liable for delays caused by unforeseen events such as:
  29. Default by Applicant: Failure to make payments, dishonoured cheques, or non-execution of required documents will constitute default.
  30. In case of default, the Company may charge interest (MCLR + 2%) or cancel allotment after due notice ...
